The Cottage enjoys splendid views across the surrounding countryside,
with spectacular sunsets and no light pollution to mask the magnificent
night skies. It is set in approximately a quarter of an acre with
ample parking for three vehicles inside the courtyard and further
parking adjacent to the property. Two lawns (north & south facing)
and a walled barbeque and patio area provide easy outdoor recreation
and relaxation. There is a dog run and kennel in the enclosed garden.
Oil central heating and wood burners are the main sources of heating
when required. The owners and keyholders live only 300 yards away
at Top Farm which is situated at the top of Kittles Lane.
Near the Broads and the sea...
The village of Marsham is located just off the A140, 10 miles north of the city
of Norwich and 10 miles south of the coastal resort of Cromer.
The nearest market town is Aylsham,
about a mile away. The nearest access to the Norfolk
Broads is at Coltishall,
about 10 minutes away by car. The Burgh Valley Railway, Blickling Hall, Felbrigg Hall and the North
Norfolk Coast are all easily accessible as well as many
fine local pubs & restaurants
Kittles Cottage has four bedroom providing comfortable sleeping for up to eight adults with room for a cot if required. Two bedrooms are upstairs, with delightful views across the surrounding countryside, with two more on the ground floor.
Bedroom One
(14' X 12') Ground Floor. This room can be made up as a twin or double room, depending on your preference. A remote controlled 11'' colour TV, wardrobe and chest of drawers with ample space for a cot (supplied if requested).
Bedroom Two
(12' X 10') First Floor. Complete with a double bed, chest of drawers and cupboard for hanging clothes. There is an 11' remote controlled TV in this bedroom and also a radio alarm clock.
Bedroom Three
(11' X 8') First Floor. Consists of twin single beds (with storage drawers) with bedside tables & lamps. There is also storage space on the first floor landing outside
Bedroom Four
(11' X 10') Ground Floor. Can be used either as an extra sitting room or a double bedroom by means of converting the double futon
